Royal Legacy Commons

City of Fairfax, VA

Located at the southwest corner of Chain Bridge Road and School Street, Royal Legacy Commons is a residential community comprised of a mix of townhomes and both single-family semi-detached and single-family detached homes. The landscape park plaza and brick gazebo entry feature at the main intersection corner provides a welcoming entrance for pedestrians to access the site. The homes along School Street are designed with both brick and stone to provide a well-articulated streetscape façade to complement the pedestrian streetscape, which is comprised of street trees, iron fencing and streetlights. The interior of the site has two small pocket parks, including one that has a trellis and a water feature which connects to a larger open space, and the tree preservation area which provides a nice transition along the southern perimeter of the site.

christopher’s involvement in the project was from the initial schematic design phase thru the site plan construction phase. Since the project involved a rezoning to the Planned Development District, christopher assisted the project team during the entitlement with engineering, surveying, land planning and landscape architecture services. Similarly, after entitlement approval, christopher prepared all the site plan construction drawings for City approval, as well as all of the landscape and hardscape design and construction details for the project that had to be approved by the Board of Architectural Review, including the entry plaza. Richmond American Homes of Virginia, Inc. was the home builder for the project.
