Summer 2022 will mark the culmination of decades of work on a piece of property off Colvin Run Road in Great Falls, Virginia, The Residence at Colvin Run.
Set on 2.8 acres, this 53,104 sf state-of-the-art senior living facility offers 62 units plus 44 assisted living apartments and 18 memory care residences. Offering seniors a comprehensive list of amenities, the development was designed to mirror the look and feel of other developments in the Great Falls area while adding an extra touch of luxury. The development team has partnered with IntegraCare, a senior living operator, operating since 1999 with 18 developments.
Our involvement began back in the mid 2000’s when Paciulli Simmons, acquired by christopher in 2017, started work on this property when it was intended for a different purpose and then worked on various layouts and opportunities over the years. The project went on hold several times through various economic cycles. A site plan for an office building was approved in 2014 but for various reasons, the project still did not move to construction.
In early 2018, christopher began working with Verity Commercial for the Special Exception for the assisted living facility. christopher Associate, Daniel Langston, PLA, Landscape Architect at christopher, successfully guided the project through the entitlement process.
The project was unique in that there were numerous meetings with the Great Falls Citizens Association and community groups. A large oak tree located on the frontage of the property was the focus of much of the public discussion. christopher arborists and engineers worked with County staff, VDOT and the developer through the site plan process to engineer a plan layout that would save the tree and provide the roadside trail that were both important to the Great Falls Community. christopher has also provided help with permitting, construction administration and stakeout services during construction.
Bognet Construction broke ground on April 7, 2021 and we’re looking forward to seeing the finished facility in June.
