Did you know the Standard Detail Requirements for ALTA/NSPS Land Title Surveys were recently modified?
The new modifications went into effect February 23rd, 2021.
Here are the top 3 things to know about how your project may be impacted:
1. Option to Use Private Company for Mapping Locations of Underground Utilities
Previously, a Miss Utility Ticket was required to locate utilities prior to the ALTA survey process. This was a free service that was not comprehensive and had much room for error. Now, with the new standard, if Table A, Item 11(b) is selected during the process, a private utility investigator must be hired.
Benefit:
Hiring a private utility company means quality markings that meet the standards of an ALTA/NSPS Land Title Survey and eliminates the need to coordinate with Miss Utility. This is a great advantage to your survey as it gives a clear, concise picture of the physical improvements on your survey that are buried and may potentially impact the property.
2. An ALTA/NSPS Land Title Survey now includes a Boundary Survey
A Boundary Survey, which re-establishes property lines, is now integrated into the ALTA/NSPS Land Title Survey.
Benefit:
A Boundary Survey re-establishes the property lines of the property and provides information such as knowing where the property corners are, where the property lines run and what encroachments may be on your property. It will even show what physical improvements are encroaching onto someone else’s property. Performing a boundary survey will help prevent these elements from impacting insuring the title of the property.
3. Property Permissions Must Now be Secured for Adjacent Properties
The Client or Property Owner must now secure permission for the survey team to enter both the property being surveyed as well as the adjoining properties and offsite easements. christopher has always worked for our client to ensure that site representatives were aware of our visit.
